Apartment complexes and freedom

What commercial real estate (real estate) is best to buy? Well that’s a great great question to ask! There are so many different avenues to reflect on. Shopping malls, apartment complexes, mobile home parks, warehouses… the list goes on and on!

Basically, there is no right or wrong answer to that question. You see, according to Keeping Your Ear on the Railroad, there are multiple niches in commercial real estate. There is, but never mind! If you can get the price right in whatever niche you feel comfortable in, that’s key! Then hold or sell at a higher price. That’s as old as the hills. Buy low, sell high.

You don’t have to be a genius to figure it out! If the market takes a turn down, what do people need to survive if everything falls apart? They must have a roof over their heads, food, clothes, air, water, and believe it or not, they will spend on entertainment.

Real estate apartment complexes – it’s haven. They seem the most logical to me. At the same time, as long as they can’t afford a house, people will continue to rent an apartment. Similarly, if there is a large segment of the population that simply prefers to live in apartments. They will live there regardless of how the market is.

These people don’t want to mess with lawn maintenance. Singles don’t need or want a big place to stay, so they will rent an apartment. There are many of the medical professions who prefer to rent an apartment. Students prefer to rent an apartment. There are the elderly who get tired of lawn maintenance. Much of the best apartments to live in management will schedule activities for seniors. The people who manage apartments will rack up the extras! Management will put together groups such as bus rides to various entertainment, bingo, arts and crafts activities the list is endless…

One thing to remember, though, is that if you start buying a lot of small properties, then all you’re doing is training yourself with another job. You’ll find yourself mowing lawns, minor maintenance issues like clogged toilets, and then collecting rent. This is when you start to consider apartment complexes and your freedom comes.

What you are looking for is to own all your properties and hand over your management functions to a professional management company. Then you will be the owner. You’ll have the time and freedom to really grow your business. You will have time to do as you please. This could be mountain climbing, skydiving, skiing, and writing a book, you name it. The sky is the limit! With apartment ownership comes true freedom.
