Choosing a house to rent: 5 excellent tips

Renting a property can be a tricky business, so before you let your heart rule your head and ‘fall in love’ with a property and rent it on the spot, make sure you take the time to consider all of the following factors:

1. Research other properties available in the area.

Once you’ve decided on a budget, be sure to research the local area to see what you can get for your money. You may want to consider moving out of the city center for lower rent, although this could mean your travel expenses go up. Alternatively, you may find that some parts of the city are simply more expensive than others.

2. Not taking the time to think about your needs

You have to be clear about exactly what you need. For example, you will need to consider whether you want to take the property furnished or unfurnished. You will usually find properties that can be rented fully furnished, partially furnished or unfurnished. Which one is right for you will depend on your circumstances. It’s always a good idea to ask if the owner will provide or remove items, although this is often not possible, especially when they need to be stored somewhere. You should also consider things like how many rooms you need and whether you will be living alone or with other people.

It may be worthwhile to make a list of the things you want or need in a property, this list you can take with you when viewing properties. If the lease is to be shared, you should discuss the list beforehand and go to the visits together.

3. Check out local services

Take care of the nuts and bolts of getting to your local grocery store, local transportation, to and from work, etc. Parking is increasingly a big issue in cities – find out if there are any parking limitations or parking issues locally. If you have school-age children, one of the most important things to check is your local schools.

4. Make sure to view the property more than once

Too many people look at their home only once and make a quick decision. It is very important to feel comfortable in the place where you live; be sure to go back and take at least one more look at your home perspective, preferably day and night. Seeing a property in the dark, in particular, can mask all sorts of problems.

5. Not taking the time to choose the right attorney

A sensible way to choose a lawyer is by personal recommendation. For example, a friend, family member, or co-worker may recommend a particular company that he or she has used recently. Alternatively, appointing a local attorney is a sensible idea. While it is possible to appoint an attorney anywhere in the country, the local attorney will have valuable knowledge and be easily accessible for face-to-face meetings.
