How to Sell a House on FSBO Without a Real Estate Agent – Part 1

There are numerous ways for real estate investors regarding how to sell a home by owner. Before I reveal to you how to sell a home without a real estate agent, you may want to learn the basics first. As a real estate investor, I have never used a real estate agent to buy or sell a home that I have previously lived in. To be honest, real estate agents just slow down the process and want too much money to do it.

Seasoned real estate investors roll up their sleeves and complete the job themselves, and chances are, for me at least, you’ll get a quick house sale. Sure, there is always that certain house that will take longer to sell than expected, and there is usually that unique house that I suppose will take a long time to sell and it sells in a day, but most of the time I sell them. in a few days or a couple of weeks. I even offer an approach that sells a house in 9 days.

Did you know that approximately 80% of the homes sold are sold to people who currently reside in the same neighborhood? So doesn’t it make sense for everyone near your neighborhood to know that your property is available for purchase? It might take a little work on your part, but if everything goes according to plan, that little work can yield quick results.

For the most part, FSBOs, even though the owner is trying to sell, many of them do not know the ways to sell a home by owner. I guess most of them are sold as FSBO just because they are trying to save real estate agent commission. I don’t blame them, but many don’t know how to sell a home like real estate investors do.

What I do is this: I put up 1 to 4 hand-painted signs in the front yard. Then I create brochures that tell everything a potential buyer should really know about the house and how I sell it. I place the steering wheel box in the front of the house or on a stake near the front door. Always keep the box full of flyers, don’t let it run out of flyers like most real estate agent flyers boxes, and at all times have people get out of their vehicles and walk to the front of the house to drink a leaflet. Why? Because, if the house is vacant, I’d like to entice all potential buyers to look out the windows just to get a closer look. Be sure to leave blinds or curtains wide open.

You might not believe it, but I visit a sign shop and get blank white Coroplast signs, the size of a basic real estate agent sign. I get different colored paint pens from a craft store. Next, I travel to the hardware store and buy a can of pink fluorescent paint. Finally, I hand-paint a poster in various colors and spray the edges with the fluorescent pink paint. It stands out like nothing you’ve ever seen! Also, it is very important that potential buyers believe that they are dealing with an inexperienced owner. Then I post the signs in the front yard and at the four corners of the 4 main intersections near my house. I dot the neighborhood with the signs so that absolutely everyone who drives within a mile of my property understands that it is actually for sale.

The fluorescent pink border on the white signs with all the multicolored words just draws your eyes to it. Just challenge shoppers to come take a look. ALWAYS put your phone number on signs and have arrows directing people directly to the front door. All the buyers who have bought a house from me in the last 9 years were found by my signs. An easy way to sell a home is by using hand-painted signs. It works, at least for me! I usually place an ad in the classified section of the local newspaper as well, but not once have I sold a newspaper property.

Recognizing how to buy or sell a home in this real estate market suggests doing it as a real estate investor. I would only buy a home road below the current market value.
