Your Basement: Another living space that is waiting for you!

Once you decide you’d like to remodel your basement, what’s next?

The plan: The first step in remodeling a basement is to sit down with your contractor to find the best use for your basement. Your contractor will then draw up plans based on your space and the use you decide on.

Permissions: The next step in remodeling a basement is to obtain the necessary permits to refinish the basement and convert it into a safe and functional living area. Different states require different security measures to be installed or require special permits depending on how the space is to be used. Your contractor will obtain the necessary permits for the remodel, making sure all local codes and requirements are met so the remodel goes smoothly and plans don’t need to be changed or stopped midway. Once the correct permits have been obtained, the remodeling can begin.

waterproofing: Making sure your basement is waterproofed is an important first step in any basement remodel. A damp basement can produce mold and mildew that is not only dangerous to your health, but can also damage your belongings. Waterproofing a basement typically involves sealing cracks in the concrete walls, spraying a waterproofing sealant on the walls, and installing a sump pump or French drain to help prevent the basement from flooding during storms.

Framed: Once the basement has been waterproofed, the walls are ready to be framed depending on how you want to use the space and the design you have in mind. When framing walls, it is important that they are built around existing plumbing and electrical conduit, and that access panels are available for any valves or junctions that may need to be reached later.

flame retardant: After framing the walls, it’s time to fireproof the area. Fireproofing involves the installation of fire blocking and fire retardant insulation.

isolation: Installing insulation will help keep the new space comfortable in winter and summer. Also, if the space is to be used as a home theater, soundproofing should be installed.

electricity and plumbing: Rough plumbing and electrical installation is the next step. The type of plumbing or electrical that will need to be installed will depend on what the basement will be used for and what type of appliance will be installed.

cast: Once the electrical and plumbing has been done, it’s time to apply plaster and prepare the walls. Again, it is important to leave access panels for any electrical or plumbing junctions or valves that may need to be accessed later. After the sheetrock is laid, it will need to be caulked and primed before it can be painted. It is during this step that the trims are installed.

The ceiling: Installing the roof is the next step, and in many cases, there are a few options available as to what type of roof to put on. Drop ceilings and drywall ceilings are the most common, and each has its advantages over the others, and should be chosen based on the space and how the basement will be used.

Paint and finish: Once the roof has been installed, the area is ready to be painted and finished. Any type or color of paint can be used, but light colored walls are always recommended to make the space look lighter and more open.

Floors: The final step in remodeling a foundation is to lay and finish the flooring. Depending on what the space will be used for, hardwood floors or carpet can be installed, or concrete floors can be left, painted and finished.

A remodeled basement adds value and functionality to any home and can provide a nice new space for years to come. With a good contractor and a little imagination, this underutilized space can be turned into a lovely new room that can serve a number of purposes.
